| I have booked my apartment with Ajmera Infinity located at Electronic City.
This is the place where I am going to stay from next year. Ajmera infinity is a residential township built around 18acres of land comprises 1000+ apartments spread over17 blocks with 19 floors, offers 2, 3 and 4BHK sky apartments. |

I was in search of apartment for almost 2+ years, I finalised with Ajmera for following reasons.
- Best thing is about locality(Electronic city is landmark in Bangalore) and the concept of walk to work, (I am working at Electronic City, I assume that I will be working at Electronic City)
- 80 to 81 % carpet area efficiency, only few builders can provide.
- 86% open spaces and a nature park that plays host to over 1800 lush, full grown 20 year old trees, giving you the natural and heathly environment to live in the house.(Adds another garden to Garden city).
- Ajmera as a builder built their company and reputation over a period of half century, Compared with other builders of same category they have minimal or zero post delivery issues.
- Ajmera is offering world calss amenities, First time in Bangalore offering football size ground at Infinity. I am not a soccer player, I hope my childern will enjoy all such facilities. (For complete list of facilities download the brochure here)
- Ajmera is new to Bangalore with just two projects completed, they will be more interested in building the reputation during their initial projects.
- I checked with many of the customer of their earlier completed projects in Mumbai and their rating is best among builders in same category. (Note that Ajmera is among premium and Tire 1 builder)
Why I wrote this blog?
I wanted to help with my findings to other customer and prospective customer to analyse and decide about their home.
Today in real estate business, we cannot trust the builder 100%, however we need to find the best among the crowd and value for money.
Afterall when I am making big investment of life, I expect more return for money, less loss and piece of mind. I hope Ajmera will keep up their good name and reputation they earned so far.
I loved the planned or proposed landscape, interior etc, Althoug it is not premium, but I bet when it is completed it will be the best residential township and showpiece in Bangalore.

Hey! Any clue when will this be actually handed over for possession? I am not able to get ‘authentic’ info.

As promised by builder the possession of G to N will be December 2010.
However they are progressing well and ahead of schedule. Recently they announced that possession start from August 2010.
For C & D block by June 2011.
Other blocks are not yet open for booking.

I have done a provisional booking for a 3 bhk in Ajmera. I’m however sad to say that I’ve had a host of issues dealing with their legal department. In their sale agreement there are a couple of clauses that I found quite unfavorable to buyers – one being that if there is any issue with the appt, we would accept any other premise of same size. And the second is that if there is a dispute on the land, the developer would receive compensation. I checked other people who’ve bought the apartments, and see the clauses in their sale deeds too. Ajmera refuses to change the clauses and this makes me quite uncomfortable. Have you had such discussions with them?

I also booked a flat in Ajmera Infinity recently. Before booking, they told me that if they dont complete the construction in time, they would compensate for the rent of the apartment. After booking, they are refusing to put the penalty clause in the sale agreement and also not ready to issue a letter with the penalty clause. I am worried.

In fact, this is precisely what caused me to have a 2 month ongoing debate with them. They’re totally rigid about their sale agreement and this is causing me a lot of distress. I have purchased another apartment from a smaller builder, and compared to the Ajmera Infinity Sale agreement, this one sounds like a dream. Ajmera’s SA is totally about purchaser obligations, and about caveats specifically for the developer.
unfortunately, this does not look like it will be solved at all – I know others who’ve asked for adaptations and not got any done. Finally, if people are intent on buying the apartment, they will do so, I guess.

Thanks for the blog. I also have agreement-related issues that I am not sure about. We recently booked an apartment and got the sales agreement.
The first thing is that the builder will have any accountability on structural damages only for one year and after that will have nothing to do with the property in terms of structural and civic damage. One year seems a very short time!
The other thing is that if I want to sell my apartment later, I have to pay them Rs 250/sq.ft as transfer fee. How can they ask that once I have taken possession of my apartment and have paid the entire amount?
Please let me know if these clauses seem normal. Your feedback will be much appreciated.

Thanks for your comment and concerns, I will address few of them as below.
1. About “any issue with the appt, we would accept any other premise of same size” – This is indeed big concern, however chances of such things are minimal. Before I booked with Ajmera – I checked with other builder they also have similar clause in SA, however there is additional support of cancel with interest in case buyer is not happy with the delivered premise.
2. When Ajmera Infinity was launched there was PEMI offer paid by the builder till possession, most of owner booked with this facility is not bothered about delay or compensation as PEMI covered by builder. Those who are booking later are affected in case construction is delayed. In fact Ajmera is not in favor of changing clauses, because it will have other legal and administrative overhead for maintaining different SA template.
They discourage any such changes. As of now I am not worried about this because they are ahead of schedule and none of their earlier project faced any such delays. You can also check with other owners in Ajmera Green acres.
3. Selling apartment before possession i.e Khata, registration & sale deed are received by owner, then it is treated as transfer, In this scenario I guess Ajmera legal department has to change all the formalities, this fees and charges they recover as transfer fee. However if registration is done and you have received all your property document, then no need to deal with Ajmera, you can directly sell it.
Anyhow I will check with other owners and updates these comments and replies soon.

I do not undertsand how so many people did not relaize this keshav is not a customer.
Keshave explanations clearly reveals that he is one of the marketing team of memeber trying to lure people and mislead them with these nice statements of him..

I feel this is one of best properties available in Bangalore. Infact, I booked one apartment 2 weeks back in Phase II. But 2 days later only I came to know that, Ajmera is having a dispute with MFAR(the construction company) and construction is stopped for Phase II. Just after I came to know about his news(after confirmation), I cancelled my booking(I got my booking cheque back). To be frank, I still like the project, at the same time I dont want to risk the money. But I dont think Phase I owners need to worry.

Here are some more issues recently ……Builder is bullying his customers and Mehta is very rude to his customers.
People who plan to buy Apartment please buy a readily available ones that are quite available now a days at Rs 2400 / feet.
First they will ask for Rs2800 and if you negotiate you will get it at 2250 rs.

Regarding Pre-EMI: Mr. Mehta was very clear that the Pre-EMI will stop on owners receiving intimation of possession. For the first batch of people who have got the letters it would mean that they would have to start paying from September onwards. However, when many people raised concern for the same on account of non-livable condition, he advised the owners to send a representation via mail to him so that he can take it up with Ajmera management. On the livability condition, Mr. Mehta confirmed that by October the apartments would be livable in terms of cordoning off, parking, access road, security,etc.
> Regarding Approval for G,H,I block modification: He confirmed that it would not be a problem since there is no change in the sanctioned plan, it is only the modification within the sanctioned plan which has to be approved and it would be done on “as built” basis and would come over a period of time.
> Regarding OC: The Partial OC for G-N Blocks would be obtained with 6-8 months. Answering to people’s concern around staying in an apartment which does not have Occupancy Certificate, he said it was perfectly legal since there are clearances from multiple departments involved and it takes time.
> Regarding Possession process: He would invite the owners to visit their apartments after Aug 15 and if there are some rectifications needed Ajmera will do the same in 7-15 days time and intimate the owners for a re-inspection when the rectification is done. However, he emphasized that the rectification would be done only after all required payments have been made by the owners.
> Regarding power: Till such time individual connections (meters) are installed by BESCOM, the apartments would be supplied the 3 phase temporary power by BESCOM which is currently being used for construction. The generator back up would also be available. During this period everyone would be charged fixed rates according to the accommodation – for 2BHK around Rs. 2,000 and 3BH around Rs. 3,000 per month. This charge would be payable by all who have taken possession (irrespective whether they shift or not), however he agreed to not charge the same to owners who opt for getting the temporary power disconnected in case they don’t plan to shift. But he was quick to mention that all these people who opt for disconnection would not have the option of using the temporary power for 1 month or 15 days just to get the interior work done in the house
> – so either you use the temporary power or you don’t have power till such time you get it from BESCOM. However, he informed that in all likelihood BESCOM power should be available in 3-4 months.
> When people raised a concern regarding the high tariff for temporary power, he said the same could be discussed later.
> Regarding BWSSB Cauvery water: Mr Mehta informed that Ajmera has already paid a large sum for the water connection, but it is not clear when water would be supplied, till then we will have to use the Borewell (softened) water.
> Regarding Service Tax and VAT: VAT would be around 2.5% of the amount paid after July, 2010. Service Tax would be as applicable.
>
> Regarding Allocation of Parking Space: Temporary parking spaces would be allocated depending on the number of people who shift in. Permanent parking slots would be allocated later – on first-come-first-serve basis (depending on apartment booking date) and proximity to the block.
> Regarding Fire Sprinkler pipe which is visible in some of the apartments: He was very clear that Ajmera would not be doing anything to conceal and the owners will have to do the same while getting the interiors done.
> Others can add if I have missed something.

In a project of this magnitude, it would be difficult to have zero issues. I don’t agree that the “Builder is bullying his customers” in any way. I would call it negotiation. I am happy that Mr. Mehta has at least heard us out and confirmed every point in the conversion via mail (in writing). I bet you will not find such professionalism in a lot many builders in Bangalore.
It would be interesting to know your source of information for the Rs. 2250 sq.ft rate. Just FYI, Phase II now costs Rs. 2900 sq.ft. Phase I is mostly sold out.

I am a customer of Ajmera Infinity.
I have gone through the end to end process of booking till living with another reputed builder. I have also heard from my friends about other projects. I also have feedback on Ajmera Green Acres. I like to give the following points below :
1. Ajmera Infinity is a value for money purchase, in terms of sft rate and floor space efficiency. Now a days, very few builders would offer actual 80% efficiency. Reasonable sized 3 bhk apartments are around 1297 sft. I live in a 10 year old apartment when builders used to be more reasonable. My apt is of simillar size like Ajmera Infinity, but it is of 1400 sft on paper. SO, being a bombay builder, Ajmera has brought in these efficiencies probably first time into bangalore.
2. I guess, we can hardly count builders who keep up the timelines, forget being ahead of time. Ajmera has precisely done that. Kudos to them.
3. Managing a project of 18 acres, and that too, starting construction of all the blocks together in a big bang approach in itself shows the capability of Ajmera. Because of the slowdown, they have slowed the construction on 1/3 rd of the project and that too, up to 14 floors already constructed. These blocks have not been launched, but once launched, would be completed in 6 months to one year, I guess.
4. Ofcourse, there are issues, like in any project, but they are getting addressed in a professional way.
Just to stress again, Ajmera are far better than other builders in bangalore in my experience, I only wish they continue to set this standard and be a benchmark for other bangalore developers.
This is my honest opinion with no bias. I have booked a flat in Ajmera Infinity.

I am a proud owner of a flat in Ajmera Infinity and I totally DISAGREE with what VIVA has published in his post above. We need to appreciate Ajmera for its outstanding commitment to complete the project before time that too during the time (recession) when other reputed builders in bangalore were lagging much behind schedule. The post above clearly shows someone is not happy with Ajmera’s commitment to deliver. Ajmera is a reputed builders of the country and such post will not affect Ajmera nor its customers. Thats why company’s logo says ‘BUILT ON TRUST’.

It might be true that, Ajmera is much professional compared to other builders, but I dont think they are any different from others. When I asked their marketing head(Amithabh, if I remember correctly) about exit of MFAR, this is what he replied. “Contractors will come and go, but we will finish the building on time”. His statement reflects, Ajmera just wants this building to be complete, they just dont care about the quality. I am sure that the new contractor(who ever it may be) will not be able to maintain the same quanlity the first contractor(not because MFAR is the best). Its like someone doing his half job, another guy doing the rest 20% and someone else doing the rest of the job. Again I repeat, Phase I guys neednot worry, but Phase II guys surely has something to worry(Especially Blocks A & B blocks. And other blocks, 18th and 19th floor apartments)

Hi,
I visited the ajmera site in the last couple of weekends. There is a major design flaw in the project. Basically the approach from the football field or the gardens or any other facility into the appartment lift lobby is by climbing a flight of 18 steps. You now imagine how impractical and sometimes dangerous this can be to our elder folks and children alike.
In additioan to this, they do not have anymore basement car parks and is only giving open car parks to new buyers. This combined with the approach problem I described above will be a disaster. Imagine coming from airport in the middle of night carrying couple of suitcases and dragging them from your open car park to the front of the building, climbing the 18 steps into the lobby area.

I am considering buying a flat. It would be nice if someone gives information about the following:
1) Does the project have BBMP approval for all blocks (all floors)? It was a common practice previously to take approval for a few floors before start of construction and then get the approval for the rest later. I am aware that in Adarsh Palm Retreat this strategy backfired badly.
I am concerned because a previous post mentions that Occupation Certificate is not ready for some floors/blocks.
2) Is the payment of Rs.250 to builder on resale, only on the Sale Agreement or also on the Sale Deed? A sale deed is the registered document so there should not be any mention of this, if not it may affect the validity of the title.
3) Can someone post the two clauses pertaining the builders right to title in case of litigation as well as the one regarding builders accountability on quality of construction? Sometimes buyers fail to read the fine print unless it appears in blogs and open forums. Thanks..
4) I have heard that the builder reserves the rights on the club house and is considering membership to outsiders. Is there any relevant clause that someone can post here? This is a major issue since in the few other projects that I am aware of, the builder eventually converted the club house and unsold apartments into serviced apartments/resort. For Ajmera Infinity the club facility is barely sufficient to support 1000 families and it will be a serious inconvenience if there are outsiders.
5) Can anyone suggest the most recent price paid? Also the car park is being sold at 2.5 L and 1.5 L which is the rates in the heart of the city where the land prices are 4 times. Is this a recent hike?
This is shocking to see so many Ajmera sales team meber trying hard to convince and mislead people.
If you are from Ajmera team, everyone would appreciate to come forward as professionals and address the concern. Afterall I believe there is huge difference between Ajmera and C builders sales tactics.

2. Club house ownership with Ajmera providing access to external people.
3. MFAR Issue
4. 18 steps to lift from open car park lobby
5. if any issue happens with land ownership/controversy then Ajmera shall recieve the benifits.
I think all these Issues are of serious concerns.

I have recently booked the apt in E block. Is that a mistake. Looking at all the above comments, I’m quite worried if I will ever get the possession of the flat on time. There seems to be too many issues and getting reliable information is difficult. I’m wondering if E block flats are all sold out as they claim it to be and are part of Phase II.
Also, Electronic City doesn’t have all the facilities such as shopping mails, grocery shops etc. I’m planning to shift here from Old Airport road to EC to gain better facilities. Now I’m thinking otherwise.

Yes there are some issues or problems, which are sorted out professionally by the builder. My booking also with phase II. (D block)
I am very optimistic about this project considering the success and finishing of their previous project including Green Acres.

Was going thru all ur comment as I was planning to buy a flat there.I have recently booked flat in Ajmera infinity. The concern about sale agreement fully loaded in favour of buyer is genuine and we must remember that sale agreement most vital document and Deed of sale which formalises our right to property will just mirror all terms we signed. But don’t see any point cribbing about sale agreement clauses as most builder are rigid and the fact that most of owners already signed on such clauses didnt help matter either for new buyers.
But putting such harsh clauses won’t help to builder provide we stand togather and attempt to set things right…….
It would be very important for us all to connect and put point across to builder jointly that the entire project/ land on which project is based will solely and only belong to owner’s of project proportionatly and no body including builder can claim any rights whatsoever once the property is handed over to Owner’s association. and it indeed is possible…..

First thing I do not like
- the steps that has to be climbed to reach the lift on the ground floor.
- no quality shopping options near by till date
- for 1000 family the amenities are very less ( just think about the 2 swimming pool) and also read comments that it will be shared by outsiders(too bad).
- people from p,q,r blocks has to walk a lot to reach the main gate
- lifts were too busy when I visited and had to wait for a long time
- no drinking water at present

I am also thinking to invest in Ajmera. But I am not getting confidence for the locality ie EC. There is no mall till date there, also development is also very slow there. What if one is not working in EC then travelling distance will be a big time problem. Distance from city as for everything we need to come down to city. What is the future scope of that area. All these things are making me scared and hindering me to invest in Ajmera. Kindly help me in this regard.

Phase 1 is completely sold out. In Phase 2 there are few flats available. Please check with Ajmera site for availability.
Also I heard there are some flats of land owner share available both Phase 1& 2.

During 2007, the price was around 2100-2400/sft, (Not 100%sure – May be those who booked during that time give exact details).
Considering the locality and corporate/industries around this area, I don’t think it is difficult to put apartment on rent.
As I heard from some phase 1 owners – they earning around rent of 15,000 for 2BHK(1087 sq ft) & 20,000 for 3BHK with Terrace.
As of now there is no water problem, and Ajmera informed they will be getting Cauvery/BWSSB water supply around 2012 May. It all depends on BWSSB.

Current rate (As of May 2011), I heard the rates are going around 3100 for premium block like (F) and other around 2800 + any floor rate changes.
I do not think there are many flats available now. You can also check the availability in land owners share.

They give copy of all legal documents only after booking, As I understood there is window of around 15days to cancel the apartment (In case if you are satisfied or comfortable)
Ajmera is very transparent in dealing any such cancellation and refunds.

As of May 2011, Most of the Phase 1 registration/possession are completed + many owners shifted and staying there.
About Phase 2, two blocks possession will start in next month and remaining will follow in coming months, expected to completion of Phase 2 is end of this year.

About amenities, I feel it is more than sufficient – As Ajmera informed, club house will be around 20,000sqft.
About lifts – There will be two lift – I guess when you visited only one was in service + used by other workers as well. May be things are changed now.
About drinking water, I am not sure what you are asking for. I mean general water supply or drinking water for guest/visitors?

Flyover will be advantage to join main city within 10minutes travel.
One concern is in coming days will this Dodda thogor road will be able to take the load of traffic increase?

I remember there was some changes w.r.t G,H,I blocks, I guess it is cleared now. I am not sure, but I recall some owners already living in G H &I block. If possible I will check with some of them.

It is the main road of Infinity site, infact there is no other where Infinity can join.

I am planning to buy a flat in Ajmera and liked the B block. I have the following queries/concerns. Can anyone help clarify…?
1. Ajmera says it will be ready by Sept. By the looks of the block, it seems a ways to go. Any clue on a realistic timeline?
2. The sale agreement document seems very one sided. Does Ajmera accomodate on this front?
3. I was quoted a rate of 3200/sqft after a lot of negotiation. Is this the going rate for a high floor?
4. Heard that the east facing blocks have a terrible time with rain water entering the house through the living room french windows. Is anything being done about this?

Actually we are intsd in G1002.
Earlier they shown me the price list for 44 lacs including everything and when i visited again they included car parking for 1.5 lacs that comes to ~45.5, Now after bargaining they are ready for 44. Is it OK to buy?
Did you also pay extra for car parking and how much you paid?
In 44 lacs, they included open car parking and other exp like reg, elec etc.
One more query, Are they offering two yrs maintenance free?
Have you applied for Home Loan, if yes can you share some agents numbers?

I think the price your are getting is the best for G1002. We paid for 2 years maintenance. We are going from SBI for our home loan. If you want I can pass on the number. They charged 1.5 lacs for open car parking.

@Jitendra,I think its worth to invest in electronic city as compared to Bannarghatta road. You can check magickbrick for growth % of electronic city as compared to Bannarghatta road.

I had booked in C block and was told that i will get possession in Jun’11. It’s already late with no sign of handover.
You call marketing ppl and they give a std reply “we will send possession letter in 15 days” and i am hearing this for last 2 month.
Moreover while selling marking folks told that they will be giving kohler/jacquar fittings and designer tiles. Take a look at any flat and you will shocked to see cheap quality tiles and fitting (guess all china make)
Very very poor job ajmera….But then It was my mistake beliving them. I sincerely regret not going with Mantri or Sobha for my home.
I only prey to god that at least their build quality is good enough for such high rise to last.
And all those investor, if ppl are talking abt appreciation in EC. you are all in for a shock if you consider relative appreciation (land is limited stock so any piece of land will only appreciate).
What i mean to say to put your money anywhere other than Ecity and you will get better appreciation (best bet would be north blore).A very simple analysis of real estate value in region can tell you that.
No new or big company is planning to move in that area (with most of them focussed in north blore/or growth in tier 2 cities).
Agreed that EC has not much IT development plan. But whatever is there it is more than enough.There are couple of Mall such as Hiranandani and Neo Mall is in progress which will bust the area.Ajmera best part is lots of open space and greenary which is hard to find in a private development. Construction quality is decent. Ofcourse fitting is not standard. But overall it is fine and long run it will appreciate. I have a flat here. In my view the area is not as good as Sarjapur or Banarghatta, but if you are getting little competitive rate its fine.

I completely agree with you on the quality of work.
All fittings are of cheap rates. I doubt the quality of building as well. There is no cement in plaster on the wall. A small touch and a big peice of wall falls out.
With all the good things said above Keshav, do you still belive the quality is good? I think u should have got your possession by now.
Ajmera is too rude on the buyers once you have bought. When you go for booking they try to please you in all ways. After that its the same catch up story.
Ajmera never leaves up to what it promises. I’m throughly disappointed with Ajmera.

Yes I already got the possession and about to move in a month.
About the fittings, Ajmera has clearly displayed these items in demo flat which they are going to fit. (Not the one which is fitted in demo flat, it is the one kept in display in floor), this was clearly communicated to me.
About cement plaster, I didn’t see any such issues. May be in such a large project some might have faced this problem. If you want to have a look at my apartment, you can write to me to fix an appointment.

I disagree with on fitting part. while booking mkting team members told me at least dozen times that they are giving Kohler/Jaquar fitting. and will whatever knowledge i have, those actually fitted are definitely no way near to those product lines by any mean of standard.
I agree with KR on quality. just done round of checks and found out that most of work is done by small time contractors sourced from north/east states… very very poor job of workmanship/project mgmt.
you may have some other reason for being so satisfied with the project.
Offcourse you are not one to blame but please stop advocating the builder.
I and my relatives bought 3 flats in that (me being most stupid to go for large 3BHK with huge terrece) i cud have got a beautiful flat with the kind of money i paid from “A” category bulders.

Ajmera is quoting 3600 psqft as the base rate for F block flats of size 1297 (3bhk+2T)sqft.The total cost is turning out to be around 60L. The balconies are going to face south-west.
With all the negatives about quality of work,especially with regard to sanitary fixtures and wall finishing,discussed in this blog, I guess I’m starting to feel uncomfortable. But in case I go ahead with my plan, would guys recommend going for a legal opinion before paying the booking amount?

Lot of sales and re-sales were done at 3100-3200 till last month. It’s only in the last few weeks around diwali time prices have moved up and some discounts being offered!!. 3600 definitely is quite high for the quality of work.
The only good point, I see is the landscaping in Ajmera.It’s one of the best. I think you should negotiate on the price. I’m also looking out..If interested we can try for group discounts.couple of my friends are interested but not at this rate, when the market conditions are uncertain..folks are predicting a dip of 10-15% in the realty market..

I think there are lot of re-sale flats are coming into our groups in ajmera. They are quoting anywhere between 3400 – 3500 per square feet. i am sure they will come down to 3,200. We can forward if anyone interested.
as far as facilities point of view, ajmera has really good landscapes and facilities.
It’s healthy to have an interaction but for a fair practice, it’s important to be open about it. Ajmera’s have always been very open to criticism. We once again request to come forward to discuss issues instead of spreading unnecessary rumors.
